How Thermal Imaging Helps Find Hidden Water Leaks

Water leaks inside a property are not always visible. A pipe leak behind a wall, beneath a floor, or within a ceiling void can go unnoticed for weeks — causing damp, mould, and structural damage before anyone realises there is a problem. Thermal imaging is one of the most effective ways to find these hidden leaks without causing any damage to the property.

    What Is Thermal Imaging?

Thermal imaging uses infrared cameras to detect temperature differences across surfaces. Water from a leaking pipe changes the temperature of the surrounding materials — making it cooler than the dry areas nearby. A thermal camera displays these variations as a colour map, allowing the engineer to see exactly where moisture is present.

    Where Is It Used?

Thermal imaging is particularly useful for detecting leaks in areas that are difficult to access or inspect visually:

    • Behind plasterboard walls — where central heating pipes or mains water pipes run
    • Beneath tiled or laminate flooring — where underfloor heating or supply pipes may be leaking
    • Inside ceiling voids — where leaks from upstairs bathrooms can travel before becoming visible
    • Around shower trays and baths — where failed seals can allow water to escape

As part of our non-intrusive detection service, thermal imaging is combined with other methods to build a complete picture of the problem before any repair work begins.

    Why It Matters

Without thermal imaging, finding a hidden leak often means exploratory work — removing tiles, cutting into walls or lifting flooring to search for the source. This is disruptive, expensive, and sometimes inaccurate.

Thermal imaging eliminates guesswork. The leak is located first, then a targeted, minimal repair is recommended. This approach saves time, money, and avoids unnecessary damage to your home.

    Combining Technologies for Accuracy

While thermal imaging is highly effective indoors, it is usually part of a wider detection survey. At Enviro Leak Detection, we also use:

    • Acoustic listening equipment — to detect the sound of pressurised water escaping from pipework
    • Moisture mapping — to assess the extent of water damage across affected surfaces
    • Pressure testing — to isolate and confirm which section of pipework is leaking

Together, these tools allow us to provide a precise diagnosis and recommend the most appropriate find and fix solution.

When to Request a Thermal Survey

If you have noticed unexplained damp patches, peeling paint, a musty smell, or an increase in your water bill, a thermal imaging survey can quickly identify whether a hidden leak is the cause. The sooner a leak is found, the less damage it causes.
